Acquisition (Top priority)
-Engaging in the acquisition process, including underwriting, due diligence, deal structuring, documentation, and negotiating with external parties and securing internal approval.
-Identify new investment opportunities and make proposals to the supervisor in a timely manner.
-Utilize own sourcing network to source new deals and manage acquisition process.
-Assist the development and renovation process, including the formulation of sound development/value-added asset management strategies.
-Assist in managing the design, procurement, and construction process, working closely with Senior Project Manager or external project managers.
-Market research and financial feasibility studies of potential acquisitions.
-Provide market insights and stay on top of market trends.
-Preparation of reports to the Investment Committee as well as co-investors, including investment and divestment papers, performance reports, budgeting and forecasts.
-Assist in managing all parts of the asset management process for assigned projects, including the supporting of asset managers, preparation of cashflow budgets and performance reports, recognition of key performance indicators.
-Assist the disposition process including exit-strategy setting, identification of potential buyers, and negotiation on terms of sale and execution.
-University graduate: ideally in economics, statistics, real estate, finance, or related disciplines
-Registered real estate broker license
-TOEIC score over 800 points
-Experience in office/retail/residential investment management, deal sourcing and execution
-More than 3 years of experience with a foreign private equity real estate investment firm preferred
-Outstanding analytical skills, able to do detailed and back-of-the-envelope calculations to assess opportunities quickly
-Strong interpersonal and communication skills (both written and verbal)
-Strong time management, organizational and prioritization skills
