Asset Manager(マネージャー/シニアマネージャーレベル)

仕事内容
Take initiative/responsibility to all other parts of the asset management process for assigned
projects, including but not limited to
・Manage asset related risks, costs, revenues, leasing activities and any other asset operations
・Manage and appoint property managers, leasing managers, consultants, various vendors
・Anticipate and control risks and opportunities ahead to ensure smooth daily operations
・Establish and execute leasing strategies including from scratch for development projects
・Conduct detailed financial analysis to develop long term asset business plans and update
forecasts
・Execute the asset business plans to maximize the value of the assets
・Establish and expand relationships with office / retail agents and tenants both locally and
globally
・Report and communicate with lenders to ensure compliance of various debt covenants
・Assist and co-work with Project Development Team to execute development projects or asset
enhancement (redevelopment, renovation, minor enhancement, etc.)
・Assist and co-work with Investment Team with the disposition process
・Assist Finance Team for refinancing
・Assist and co-work with Business Development Team for investor meetings and draft investor
report
・Review asset management / property management process and propose ways to improve
operational efficiency
・Ensure asset management process are fully compliant with Japanese law and Grosvenor’s
internal policies.
・Execute neighborhood study and Net Zero Carbon initiatives of assets in charge as directed by
Head of Asset Management and Head of Project Development.
・Deliver both commercial and social benefit in the business plans and operations of assigned assets.
・Maintain key organizational relationships with both internal and external contacts as is required
for successful execution of duties and responsibilities.
・This role may also be requested to manage residential assets with similar responsibilities as
above.
必要業務経験
Required experience
・5 years or more of hands-on experience in asset management (Office / Retail assets preferred)

Qualifications
・Relevant degree education
・Registered real estate broker license preferred

Technical skills/knowledge
・Strong asset cashflow modelling skills
・Extensive knowledge, self-initiative and the capability to manage and conduct his/her own job duties and responsibilities
・Excellent interpersonal and communication skills (both written and verbal), must be able to clearly communicate ideas/analysis
・Problem-solving and business execution skills
・Fluency in both written and spoken English and Japanese (Business level English is ideal but also welcome who are willing to improve his/her English skills and open to communicate in English.)
