【Key responsibilities & requirements】
・Own, implement, and execute a strong A&I strategy for acquisition and divestiture transactions, JV’s, strategic partnerships within the real estate & data centre sector, and engage the supporting ecosystem in line with MC Digital Realty’s corporate investment strategy and growth objectives.
・Hands on in the entire ‘origination to execution’ investment lifecycle in leading & structuring transactions and lead negotiations with counterparties representing MC Digital Realty’s best interests.
・Source value-add acquisition and pipeline deal development opportunities in Japan on behalf of MC Digital Realty.
・Present investment opportunities and make recommendations to senior investment management and portfolio management team, including engagement with both shareholders.
・Prepare both brief and comprehensive investment proposals, as appropriate in coordination with compliance, legal.
・Structure and negotiate transaction documents in support of revenue generation, value creation and development investment activities.
・Hold responsibility for all areas of due diligence and closing processes with all parties engaged.
・Lead all aspects of the analysis and underwriting of prospective investments assessing the investment’s risk/return profile.
・Develop and nurture positive relationships internally, especially with MCDR management, , portfolio managers, owners of land, real estate & data centres, developers, partners, external counsel, and joint venture/ co-invest partners.
・Collect market data and maintain knowledge of key data centre industry trends vital to forecast anticipated future economic conditions and developments in all MC Digital Realty key markets.
・Review and analyse existing real estate / data centre portfolio to determine assets for disposition to maintain and improve MC Digital Realty AUM (assets under management) and value creation in portfolio yield and benchmarks.
・Collaborate closely with MCDR management and teams on investment and asset management issues that impact the business.
・Provide mentorship and critical analysis to the Asset Management team on significant capital expenditures.
・Influence and collaborate with Digital Realty and global and APAC stakeholders within a global matrix structure.

必要業務経験

【Preferred Skills and Experience】
・A relevant bachelor’s degree and master’s is desirable or similar professional qualification.
・Minimum of 10+ years of successful investment and divestiture transaction experience in commercial real estate and/ or data centres, or both, including underwriting, valuing and due diligence.
・Be a thought leader, organisational collaborator, and a strong internal champion with exceptional negotiation, presentation, and listening skills, direct communicator, savvy and smart with high emotional intelligence and executive gravitas & presence.
・Excellent Analytical and financial skills, ability to review, evaluate and to correctly interpret data, and identify any associated limitations, gaps, and flaws, gather, and manipulate data to identify solutions, support recommendations.
・Proven written and oral communication skills in both English and Japanese, ability to clearly and concisely articulate issues, and build consensus around recommended solutions to an organizationally diverse audience functionality, seniority.
・Strong leadership skills, ability to collaborate with cross-functional teams and drive consensus to resolve issues and achieve objectives at a regional or national level.
・Willing and able to travel (mostly within Japan)
