仕事内容

■Position Goals
? Sourcing, underwriting, negotiation and due diligence of realestate acquisitions to achieve targeted performance criteria.
? Opportunities to be involved not only in the opportunistic, but also in core and value-add.

■Responsibilities
Underwriting of transactions
・Manage the underwriting model to assess deals from core fund perspective.・ Analyze the information and data to get better
assumptions for the underwriting.
Support drafting the Investment Committee Memorandum
・Collect appropriate transaction and rent comps and describe the assets and investments in the memos.
Coordinate and perform Due Diligence for acquisitions
・Review due diligence reports, including environmental,structural, title/survey.
・Review existing and proposed leases.
・Ensure that all items on Due Diligence checklist are satisfactory completed.
・Ensure that documents are tracked and stored according to firm policy.
・Support Director in obtaining all required management approvals for transactions.
? Documentation/Closing Acquisitions
・Develop terms and conditions that can be incorporated into appropriate documentation.
・Independently and/or under the lead of Director’s

direction, negotiate and review closing documents.
o Act as key interface & coordinator of transaction with
all parties & advisors.
? Efficient transfer of acquired properties to asset management
? Sourcing of real estate transactions - develop relationships to assist sourcing new acquisition opportunities.

必要業務経験

- 不動産開発/投資に関連する業務経験（3 年以上であれば尚可）
- コミュニケーション能力・協調性
- 職務遂行・問題解決能力
- 論理的思考力
- 英語力不問（日常会話レベルの英語力あれば尚可)
- 宅地建物取引士（あれば尚可）
