仕事内容

■Purpose of role：
The role is responsible for conducting hands-on data-based underwriting
and market research, as well as supporting structuring, strategy-
formation, negotiation and due diligence of real estate acquisitions to
achieve target performance returns.

■Key responsibilities：
・Deal analysis
　Analyze property info, develop investment strategies, create cash flow models, and compile investment memos to present to the Investment Committee.
　Assess feasibility of investment ideas, make reasonable and justifiable assumptions, identify risks and provide mitigations.
・Deal negotiation
　Develop and negotiate terms and conditions that can be incorporated into proper documentation.
　Due diligence:
　Coordinate physical, financial, and legal due diligence for acquisitions.
　Request and review all necessary reports, existing and proposed leases, title documents and other materials.
　Identity issues and provide solutions.
　Ensure documents are properly obtained and saved in relevant folders.
　Support the obtaining of all required management approvals.
・Documentation
　Independently negotiate and review acquisition and closing documents, under the supervision of MD, Japan.
　Develop and update acquisition schedules.
　Act as main project coordinator with all internal members in Hong Kong and external managers/advisors in Japan.
・Sourcing
　Develop professional relationships to assist with the sourcing of new acquisition opportunities.

必要業務経験

■Qualifications
・5-10 years of real estate investment experience
・Native level of Japanese and conversational level of English
・Strong CF modelling and presentation skills
・Strong planning and coordination skills
・High level of attention to detail and a problem solver
・University degree in relevant fields
