■Key Responsibilities
1. Sustainability Implementation Across Project Phases
・Ensure sustainability strategies are effectively integrated throughout the design, construction, and operational phases of each project.
・Monitor project progress to ensure alignment with internal sustainability KPIs (e.g. energy, water, carbon intensity targets, green certification rating objectives), as well as external certification standards (e.g., LEED, CASBEE, BREEAM, ZEB).
2.ESG Data Collection & Reporting:
・Collect, analyze, and maintain ESG-related data to track performance across projects.
・Work with consultants and support portfolio managers in completing GRESB reporting and improving performance scores.
3.Green Certifications & Sustainability Credentials:
・Work with consultants to achieve and maintain green building credentials, such as LEED, CASBEE, BREEAM, and ZEB.
・Ensure all projects remain compliant with the latest certification criteria and
sustainability frameworks.
4.Stakeholder Collaboration:
・Engage with general contractors, property managers, and suppliers to identify opportunities to enhance sustainability performance, achieve sustainability KPIs and green certification requirements.
・Monitor the implementation of sustainability initiatives in compliance with internal policies and external frameworks.
5.Design and Construction Plan Review:
・Review design drawings and construction plans to ensure alignment with fund-specific sustainability KPIs and goals.
・Provide recommendations for energy efficiency and environmental improvements throughout the project lifecycle.
6.Performance Monitoring & Compliance:
・Track sustainability performance through all project phases and ensure compliance with GRESB, LEED, CASBEE, and other relevant frameworks.
・Work with external suppliers and contractors to resolve any performance gaps or non- compliance issues.
7.Investor Reporting:
・Assist with investor reporting by providing detailed data and insights on ESG and sustainability performance.

必要業務経験

■Qualifications
・Bachelor’s degree in architecture, energy engineering, environmental science, or a related field.
・2+ years of experience in ESG reporting, sustainability consulting, green building certifications, energy audit, architectural design, or real estate development.
・Knowledge of GRESB, LEED, CASBEE, BREEAM, ZEB, and other sustainability frameworks; relevant Accredited Professional or Assessor certifications are a plus.
・Strong understanding of sustainable design principles and energy-efficient construction and operation practices.
・Experience monitoring and implementing sustainability initiatives throughout design, construction, and operations.
・Strong communication and collaboration skills for working with internal teams and external partners.
・Proficiency in Microsoft Excel and other data analysis tools; experience with
sustainability tools and platforms is a plus. (e.g. Measurabl, Scalar, Climate X)
・Language Requirement: Business level spoken and written Japanese and English, this role will involve using Japanese 60% and English 40% of the time in daily tasks.
